Tracking the extension of the Washington MetroRail into counties adjacent to the District of Columbia against the Arlington and Fairfax County budgets reveals how high density development around MetroRail stops has increased property values and lowered county tax rates dramatically. Graph creator, E.L. Tennyson, was head planner for the Arlington County, Virginia Public Works Department during the period of time in question.
